This community newsletter is prepared by the Rolling Acres Board of Directors - and serves to pass along general comments made by your neighbors, some community news, and information you might want to keep as a reference.

Here's what's new

- A Rolling Acres Community Meeting was held on February 9, 2000, with guest speaker Officer Tom Pecoraro. It was an excellent and informative meeting - which was attended by 15 members in our community. Our community has been slowly 'organizing' over the past several months...and we will continue to improve and 'grow' -- as we work to resolve issues that concern and affect us as a community. These issues range from neighborhood disturbances, trash problems, stolen vehicles, large commercial vehicles or tractor-trailers parked in our neighborhood, illegal dumping into environmentally protected areas, lighting issues, and unsupervised juvenile activities -- and the list goes on!

  • Stay ACTIVE. Contact the police immediately if you notice any suspicious behavior (911). Contact Chambers Management immediately (301) 680-0700 - if you experience any problems or nuisances caused by neighbors - in which you are unable to resolve. Share your concerns (yes - you can remain anonymous!) with other concerned neighbors directly on the website -- and see the difference that 'community support' can make!

Policies & happenings

- Grass cutting policy - Spring is nearly here! Grass must be less than 6" high. If inspected and found greater than this height - you will be notified by letter. If your lawn is still not cut - the Homeowners Association will cut it for you - and you will be charged $50 for having your grass mowed.

- No hanging clothes or laundry outside - these items are not permitted to be hung on clotheslines or draped over decks

- House Inspections - We will be inspecting properties during April for exterior work such as trim, window, roof, fence, exterior paint or other repair needs. Properties that require repairs will be provided written notice and a date to complete the repairs. For repairs that are not corrected - you will be fined $75 per month.

- Trash policy - place trash out the night before collection evenings after 6:00PM. All trash should be containerized or securely bagged. Trash and recyclable containers should not be stored at a view-able location from the front of your house

Keep our Community looking nice!

- Illegal dumping along Featherwood Street or the ravine. We have noticed an increased amount of TRASH that appears along Featherwood Street. This is ILLEGALLY DUMPED material. We have been active and successful in locating the violator(s) -- and have requested Montgomery County Inspectors to impose STIFF fines (up to $1000 for each incident). So, DO NOT place your bulk or trash items along ANY community property (and YES - this includes the area next to Featherwood Street!). Instead - use the BULK TRASH COLLECTION phone number - to arrange pickup of your large disposal items. To REPORT anyone dumping materials into our community property - contact Lisa Ringler at (301) 680-0700. Homeowners will be fined by our association as well.

 - Working on cars in parking lots - Washing cars and small emergency repairs (tire changes) are acceptable. Oil changes, major engine or bodywork on a vehicle is not permissible in our parking lots.

- Parking in the fire lanes - Yellow diagonal lines indicate FIRE ZONES. Do not park there. Vehicles found in these areas will be reported to Montgomery County Police for ticketing.

- Keep our community healthy and clean. Since, children play on our community property -- please clean up after your dog's poop! Montgomery County law requires that you clean up after your dog - or risk being fined.- Outdated or expired tags - Please make sure your vehicle registration tags are up-to-date! Vehicles parked in lots with outdated tags will be ticketed and towed.

Be Considerate of your Neighbors!

- Music from your vehicles in parking lotsshould be loud enough to be heard by YOU - but not your neighbors located 100 feet away! Thanks for you consideration! Early morning (before 7AM) or late night (after 11PM) horn blowing from your vehicle in the parking lot can result in a Montgomery County fine for violation of our noise ordinance.- 

Reserved parking: Remember not to park in your neighbor's reserved space. If there is a NUMBER on the space - it is a reserved space. Inform any visiting guests to park in spaces that do not have numbers.

 - Children should be encouraged to play in the field areas (away from cars) of our community property. Please advise your children not to play near vehicles - triggering car alarms.

- Slow down! As spring approaches, and more walkers, joggers, bicyclists and children traverse Featherwood Street - please drive slowly and cautiously through our residential neighborhood to ensure the safety of all!
